How Much Does Gutter Cleaning Cost in 2026?
Gutter cleaning costs £80 on average for a semi-detached house, and most firms charge £65 to £110. That's from our survey of UK gutter cleaning firms' published prices (55 with a price for a semi) in November 2026. A terraced house or bungalow averages £60, a detached house £99 and a three-storey house £140.

Cleaning gutters on a two-storey house is work at height. The HSE counts falls from height among the biggest causes of death and serious injury at work. Use a firm with public liability insurance, ideally one that works from the ground with a gutter vacuum, and read the HSE's guidance on ladders before you climb one yourself.
Gutter Cleaning Prices by House Type
Average prices for clearing all the gutters, front and back, from 168 UK firms that publish their prices. The typical range is what the middle half of firms charge. Many firms only give a starting price that depends on access, so we count those too. "Fixed prices" is the average where a firm gives a fixed price.

Watch out for "from" prices
Half the firms with a semi price (28 of 55) only give a starting price, averaging £75. Firms that give a fixed price for a semi charge £105 on average. Before you book, ask for a fixed price for your house, front and back, with the downpipes and waste included.

Gutter Cleaning Cost per Metre
Very few firms price by the metre. Only 10 of the 168 firms in our survey did, with a middle figure of about £5 a metre; most of the rest quote a price for the whole house. Per-metre pricing makes most sense for odd jobs, such as a single run over a garage, the back of the house only, or a long extension. Watch for minimum charges on small jobs: firms that state one put it at about £55.
Extra Costs to Ask About
These are the add-ons most likely to appear on a quote. They're cheapest done on the same visit as the gutters. The first three are averages from our survey.
Fascia and soffit clean
About £60
Washing the staining off the boards under the gutter. Typically £40 to £97 added to a gutter clean (53 firms in our survey)
Conservatory
About £50
Clearing its gutters or washing its roof. Hard to compare: some firms charge a few pounds a panel, others a flat fee (44 firms)
Minimum charge
About £55
Some firms won't take a job below this, so a single garage or porch gutter can cost as much as a small house (16 firms say so)
Downpipe unblocking
£20 to £80 each
Rodding or flushing a downpipe that's blocked lower down (published price guides)
Gutter guards fitted
£3 to £10 per metre
Mesh or brush inserts that keep leaves out (published price guides)

What Affects the Price
How high the gutters are
A bungalow is the cheapest job. Each extra storey needs a longer reach and more time, which is why a three-storey house averages £140 in our survey against £80 for a two-storey semi.
How much gutter there is
Detached houses, and homes with extensions, bay windows or dormers, have more gutter to clear. That's why a detached house averages £99 against £80 for a semi.
How blocked they are
A gutter with one autumn's leaves in it is quick to clear. One packed with moss and silt, with weeds growing out of it, takes longer, and some firms charge more for it.
Getting to them
Conservatories, lean-tos, flat-roof extensions and steep banks all make it harder to get a pole or ladder in the right place. Mention them when you ask for a price, or the quote may change on the day.
Gutter Cleaning Costs by Region
No region had enough local firms with a semi price for a figure of its own, so these ranges take the UK typical range from our survey (£65 to £110) and adjust it for how overall building costs vary by region. London and the South East come out dearest, and the North East and Yorkshire cheapest.
| Region | Typical price |
|---|---|
| London | £75 to £130 |
| South East | £70 to £120 |
| East of England | £70 to £120 |
| North West | £65 to £110 |
| Scotland | £65 to £110 |
| Midlands | £65 to £110 |
| South West | £65 to £110 |
| Wales | £60 to £100 |
| North East | £60 to £100 |
| Yorkshire | £60 to £100 |
Regional prices use the BCIS location factors published by the Department for Education (December 2025), with the Valuation Office Agency's figure for Wales. There's no current official figure for Scotland, so we show the UK price there. How we work out regional prices.
What a Gutter Clean Includes
Of the 168 firms with prices, 57 say they check or flush the downpipes, 53 mention camera checks or before and after photos, and 47 say they take the waste away. A standard clean from a decent firm should cover:
- clearing leaves, moss and silt from every gutter, usually with a vacuum from the ground
- checking that each downpipe runs freely, and clearing simple blockages at the top
- bagging the waste and taking it away, unless you've agreed to keep it for your garden waste bin
- photos or camera footage of the gutters before and after
- a note of anything that needs repairing, such as a leaking joint, a sagging run or a cracked downpipe
Ask what's included before you book. A low price sometimes covers the front of the house only, or leaves the downpipes unchecked.
Gutter Vacuum or Ladder?
About half the firms in our survey (86 of 168) say they use a gutter vacuum: a powerful wet-and-dry machine on the ground, connected to a carbon-fibre pole long enough to reach a two- or three-storey roof. A camera on the end of the pole lets the operator see into the gutter and show you the result on a screen. Nobody has to climb, so it's safer, and on a straightforward house it's quick. Cleaning by hand from a ladder is still common on bungalows, for prising out compacted moss, and for gutters that a pole can't reach over a conservatory. Either method clears the gutter. Check the person is insured and that the price includes taking the waste away.
How Often Should Gutters Be Cleaned?
Once a year is enough for most houses, ideally in late autumn after the leaves have come down. With trees overhanging the roof, twice a year is safer: late autumn, then again in spring. The signs that they need doing sooner are water spilling over the edge in heavy rain, plants growing out of the gutter, green streaks down the brickwork, or a damp patch on an inside wall below the gutter line.
Water that overflows runs down the wall instead of into the drain. Over time it soaks into the brickwork, rots the fascia boards and loosens the brackets holding the gutter up. A clean at around £80 costs far less than treating damp or replacing the guttering.
Two Things to Check Before You Book
Nesting birds
House sparrows, starlings and house martins nest under eaves and sometimes in the gutters themselves. Under the Wildlife and Countryside Act 1981 it is an offence to damage or destroy the nest of any wild bird while it is being built or used, so a gutter cleaner should leave a section with an active nest alone and come back later. The main nesting season runs roughly from February to August. The RSPB explains the law on nesting birds and gov.uk sets out the protections.
Asbestos cement gutters
Some houses built before 2000 have gutters, downpipes or soffits made of asbestos cement, which is usually grey and much heavier than plastic. It is low risk left alone, but it shouldn't be scraped, drilled or pressure-washed. If you're not sure what yours are made of, say so when you ask for quotes, and read the HSE's asbestos guidance.
Can You Clean Your Own Gutters?
On a bungalow, porch or garage, yes, if you're steady on a ladder. Use a ladder that is footed or tied, with a stand-off so it doesn't rest on the gutter, and wear gloves. A scoop and a bucket do most of the work, then run a hose along the gutter to check the downpipe drains.
Two storeys is another matter. The HSE's ladder guidance limits ladders to short, low-risk jobs and warns against overreaching, which is hard to avoid when you're working along a gutter. At about £80 for a semi, paying someone with a vacuum and insurance is usually the better call.
How to Get Your Gutter Cleaning for Less
Gutter cleaning is a small bill, but it comes round every year, so a few pounds saved each time adds up.
Get at least three quotes
Prices for the same house vary a lot between firms: roughly a quarter of the firms in our survey charge £65 or less for a semi, and roughly a quarter £110 or more. Ask three local firms to quote for the same thing (front and back, downpipes checked, waste taken away) so you are comparing like with like.
Ask your window cleaner
Plenty of window cleaners own a gutter vacuum. If they already clean windows on your street, adding your gutters saves them a separate trip, so ask for their price alongside the others.
Book with the neighbours
A firm that can do four houses on one street in a morning spends less time driving and setting up. Ask whether they'll take something off if your neighbours book for the same day.
Get the extras done on the same visit
If the downpipes are slow or the fascias have gone green, ask for them in the same quote. The firm is already set up outside your house, and a second call-out costs more than doing it all at once.
Only fit gutter guards if you need them
Guards cost about £3 to £10 per metre fitted and they still need clearing now and then. Under big trees they earn their keep. On an open street with no trees nearby, a yearly clean is cheaper.
Do the single-storey bits yourself
A porch, garage or bungalow gutter is a manageable job from a properly footed ladder with a stand-off. Leave anything at two storeys to someone with the right kit and insurance.
Comparing quotes is the simplest way to pay less
Three quotes for the same job will show you what a fair price is where you live. It takes a couple of minutes, with no obligation.
Get my free quotesWhen Cleaning Turns Up a Repair
A good gutter cleaner will tell you about leaking joints, sagging runs and cracked downpipes. Small repairs are usually cheapest on the same visit. If plastic gutters leak at nearly every joint after 20 years or more, replacement is likely the better buy: our gutter replacement cost guide has prices for uPVC, aluminium and cast iron, and the guttering cost guide covers prices per metre.
Frequently Asked Questions
How much does gutter cleaning cost in the UK?
Our survey of UK gutter cleaning firms' published prices found an average of £80 to clear the gutters of a semi-detached house (55 firms), with a typical range of £65 to £110. A terraced house or bungalow averages £60, a detached house £99 and a three-storey house £140. Many firms only give a starting price, so ask for a fixed quote.
How much should I pay to have the gutters cleaned on a semi?
The average across 55 firms with a semi price is £80, and most charge between £65 and £110. Firms that give a fixed price for a semi charge more, £105 on average, while those that only give a starting price average £75. A fair quote should cover the gutters front and back, a check that the downpipes run freely, and taking the waste away.
Is gutter cleaning charged per metre?
Rarely. Only 10 of the 168 firms in our survey priced by the metre, with a middle figure of about £5 a metre. Most quote a price for the whole house.
How often should gutters be cleaned?
Once a year suits most houses, ideally in late autumn once the leaves are down. If trees overhang the roof, have them done twice a year, in late autumn and again in spring. Water spilling over the edge in heavy rain, or plants growing out of the gutter, means they need doing sooner.
How long does gutter cleaning take?
Published October 2026 price guides put a bungalow at two to four hours and a semi at three to five hours, with a large detached house taking most of a day. Heavily blocked gutters and awkward access add time.
Do gutter cleaners clean fascias and soffits as well?
Many do, as an extra. In our survey, 53 firms listed a price for cleaning fascias and soffits, averaging £60 and typically £40 to £97 on top of the gutters. It's cheapest done on the same visit.
Is professional gutter cleaning worth it?
For a two-storey house, usually yes. A clean costs about £80 for a semi. Overflowing gutters can cause damp in the walls, rot the fascia boards and loosen the brackets, and putting any of that right costs far more than a yearly clean.
Does home insurance cover damage from blocked gutters?
Usually not. Buildings insurance covers sudden events such as storms, and most policies exclude damage that builds up gradually or comes from a lack of maintenance. Damp caused by a gutter that has been overflowing for months is likely to fall into that category, so check your policy wording.
