What gutter cleaning costs in 2026

The job most people need is clearing all the gutters, front and back, on a two-storey semi-detached house. Across the 55 firms with a price for that, the average (median) is £80. Half charge less and half charge more. The typical range (the middle 50% of prices) is £65 to £110.

Many gutter cleaners price by house type, and many only give a starting price, because height, access and how blocked the gutters are can change the job. 28 of the 55 firms give a "from" price for a semi, averaging £75. The 27 that give a fixed price charge £105 on average. We count both, since a starting price is what some customers will pay, but expect a quote nearer the fixed figure if your house is awkward to reach.

Prices by house type

Bigger and taller houses cost more. Prices for each house type come from the same firms' price lists.

Extras and how firms work

53 firms list a price for cleaning fascias and soffits as well, averaging £60 on top of the gutters. Conservatory prices are hard to compare, because some firms charge a few pounds a panel to wash the roof and others a flat fee for its gutters or a full clean; the 44 firms that list one average £50. Firms that state a minimum charge put it at about £55.

About half the firms with prices (86 of 168) say they use a gutter vacuum on a long pole, so nobody needs to climb a ladder. 57 say they check or flush the downpipes, 53 mention camera checks or before and after photos, and 47 say they take the waste away.

What this means if you're booking a gutter clean

  • About £80 is a fair price for a semi. Above about £110, you're paying more than three in four firms charge.
  • Ask for a fixed price for your house, not a starting price.
  • Check the price covers front and back, the downpipes and taking the waste away.
  • Add the fascias or conservatory on the same visit if they need doing.
  • Get prices from at least three local firms.

How we collected and checked the prices

On 1 November 2026 we ran 963 searches for gutter cleaning, gutter cleaners and window cleaning across 321 towns and cities in ten regions of Great Britain. From 3,531 search results we found 1,247 local firms. We left out directories, quote sites and firms that pass jobs on to others, and used only prices from the firms themselves. Where one business runs several sites, we counted it once.

The standard job is clearing all the gutters, front and back, of a two-storey semi-detached house (the 3 bed price where a firm splits semis by bedrooms). Each price was read and checked against its source. Then a separate checker re-read every semi price from scratch, without seeing the first reading: 54 of 55 prices matched. One firm's site wouldn't load for the checker, and a third check confirmed that price. A third check of one other led to 1 correction (a fixed price that had been recorded as a starting price).

Each firm counts once. The average price we give is the median: the middle price when all the firms' prices are lined up, so a few very high or low prices can't skew it. Prices shown without VAT have 20% added; prices with no VAT wording are taken as the price you pay. We found too few local firms with a semi price in any one region to give regional figures. These are advertised prices, which aren't always what people pay. More detail is on our methodology page.

Frequently asked questions

How much does gutter cleaning cost in 2026?
Clearing the gutters of a semi-detached house costs £80 on average, from the prices 55 UK firms published in November 2026. The typical range is £65 to £110. A terraced house averages £60 and a detached house £99.
Why do gutter cleaning quotes vary so much?
Partly because many firms only publish a starting price. 28 of the 55 firms with a semi price give a "from" price, averaging £75, while firms with a fixed price for a semi charge £105. Height, how much gutter there is, how blocked it is and access over conservatories and extensions all change the final price.
Do gutter cleaning prices include VAT?
Usually there's nothing to add. 49 of the 55 semi prices in our survey had no VAT wording at all, so we took them as the price you pay. We added VAT to the few prices shown without it.
How much does it cost to clean fascias and soffits as well?
53 firms listed a price for cleaning fascias and soffits, averaging £60 on top of the gutter clean, with a typical range of £40 to £97.
