EICR Prices 2026: What 82 UK Firms Charge
An EICR (Electrical Installation Condition Report) is a safety check of a home's wiring, and private landlords must get one at least every five years. We searched 305 towns and cities across Great Britain and found 445 electricians and certificate companies, 182 of which publish an EICR price. Then we compared the same firms' prices with what they charged in earlier years, to see how much an EICR has gone up.

What an EICR costs in 2026
Across the 59 electrical firms with a fixed price for an EICR on a typical 3-bed house, the average (median) is £200 including VAT. Half charge less and half charge more. The typical range (the middle 50% of prices) is £156 to £264. The cheapest electrician we found charges just under £100 and the dearest over £500.
Another 23 firms are landlord-certificate companies. They sell EICRs alongside gas safety certificates and EPCs, usually across a whole city, and send an electrician they work with. Their average price is £129, about a third less than an electrician's. Taking both kinds of firm together, the average price is £180.
Another 81 firms only have a starting price, such as "from £140". We report these separately because many customers pay more than the starting price. The average starting price is £140.
About half of firms don't say whether VAT is included, so we counted their price as including VAT. Among the 44 firms that do say, the average price is £201.40.
| 3-bed house | Average price | Firms |
|---|---|---|
| Electricians | £200 | 59 |

EICR prices by size of home
Bigger homes cost more, because there are more circuits to test. These prices come from the same firms' price lists and include both kinds of firm.
| Home | Average price | Firms |
|---|---|---|
| 1-bed flat | £125 | 42 |
| 2-bed home | £150 | 40 |
| 3-bed house | £180 | 82 |
| 4-bed house | £213 | 36 |
| 5 bedrooms or more | £249 | 22 |
Some firms charge for each circuit above a set number: an average of £18 per extra circuit. That figure comes from 17 firms, so treat it as a rough guide.
EICR prices by region
Only one region has enough local electricians with a fixed price for a firm figure: the North West at £170. Elsewhere we found fewer than 10, so treat those figures as a rough guide. The smaller samples suggest electricians charge more in the South East, the South West and London.
| Region | Average price | Local electricians | |
|---|---|---|---|
| South East | £228* | 5 | |
| South West | £220* | 9 | |
| London | £218* | 8 | |
| East of England | £216* | 3 | |
| Scotland | £210* | 4 | |
| Midlands | £180* | 9 | |
| Yorkshire | £180* | 6 | |
| North West | £170 | 10 | |
| Wales | No fixed prices found | 0 | |
| North East | No fixed prices found | 0 | |
* Fewer than 10 local electricians, so treat it as a rough guide. National firms and certificate companies are left out of the regional figures. We searched 40 towns in each of Wales and the North East and didn't find a local electrician with a fixed EICR price. The few that publish prices there give a range or a starting price instead.
How EICR prices have changed
For the trend, we gathered each firm's archived prices for every year since 2019 from the Internet Archive and checked each one against the original record. That gave a price history for 52 firms. Each firm is compared only with its own earlier price, so firms joining or leaving the sample can't skew the result.
| Since | EICR prices | All prices (CPI) |
|---|---|---|
| 2021 | 16% | 28% |
| 2022 | 9% | 16% |
| 2023 | 1% | 9% |
| 2024 | 3% | 7% |
| 2025 | 5% | 3% |
The 22 firms we could trace back to 2021 charge 16% more on average than they did then. Consumer prices rose 28% over the same time (ONS Consumer Prices Index), so EICR prices have risen more slowly than prices in general. Over the last year they rose slightly faster: 5%, against 3%.
Most firms rarely change their price. Of the 41 firms we could compare with a year ago, 63% charge exactly what they did in 2025. When a firm does put its price up, it tends to be a big step. Of the 43 firms we traced back to 2024 or earlier, 18 charge the same, 18 have raised their price (by about a third on average) and 7 have cut it.
| Compared with | Firms | Average rise | All prices |
|---|---|---|---|
| 2021 | 22 | 16% | 28% |
| 2022 | 21 | 9% | 16% |
| 2023 | 17 | 1% | 9% |
| 2024 | 32 | 3% | 7% |
| 2025 | 41 | 5% | 3% |
These are small samples, so treat the trend as a guide. Fewer than 10 firms have a price from 2019 or 2020, so we start the comparison in 2021.
What this means if you're booking an EICR
- About £200 is a fair price from an electrician for an EICR on a 3-bed house. Above about £264, you're paying more than three in four electricians charge.
- If you're a landlord, compare a certificate company too. They charged an average of £129 in our survey, and they also do gas safety certificates and EPCs.
- Get at least three quotes. Prices for the same job vary a lot, even in the same area.
- The price covers the inspection, testing and report. Ask how any repairs it finds would be priced.
- Check that whoever does the inspection is a registered electrician. You can search the Electrical Competent Person register.

How we collected and checked the prices
On 28 and 29 October 2026 we ran 1,170 searches for EICR prices across 305 towns and cities in ten regions of Great Britain, adding towns in regions where few firms publish prices. From 10,565 search results we identified 445 electricians and certificate companies. We left out cost guides, directories and lead-generation services and used only prices from the firms themselves. Where one business trades under several near-identical names, we counted it once.
The standard job is an EICR on a typical 3-bed house with one consumer unit: the inspection, testing and written report, with any repairs extra. Each price was checked, either by a second, separate reading or by automated checks, and anything that didn't pass was reviewed again. We rechecked that every price was still current and used each firm's own price list where it had one. We checked a sample of 20 firms one by one: 15 matched, and the checks led to 4 corrections. Then a separate checker re-read every fixed price, and a sample of starting prices, from scratch without seeing our first reading. 101 of 109 matched. We checked the other 8 a third time, which led to 4 more corrections.
We counted a firm as a certificate company if it also sells gas safety certificates or EPCs. Each firm counts once. The average price we give is the median: the middle price when all the firms' prices are lined up, so a few very high or low prices can't skew it. These are advertised prices, which aren't always what customers end up paying: extra consumer units, more circuits and repairs cost more. Northern Ireland isn't covered. The full method is on our methodology page.
