When Should You Replace Your Boiler?
Your boiler is 12 years old. The engineer has just said it needs another £300 repair - the second one this year. Do you fix it again or bite the bullet? Here's how to work it out.

The short answer
If your boiler is over 12 years old and the repair costs more than £300, replacing it is almost always the better financial decision. If it's under 8 years old and under warranty, repair it.
How old is too old?
Modern condensing boilers typically last 10–15 years. Worcester Bosch and Vaillant units often reach 15+ years with annual servicing. Budget brands tend to give up closer to 10. The key number isn't the age itself - it's the combination of age and repair cost.
Once a boiler hits 10 years, it's also worth considering that parts become harder (and more expensive) to source. A repair that costs £200 today might cost twice that in two years because the part is discontinued.
The 50% rule
A rough rule used by heating engineers: if a repair costs more than 50% of what a new boiler would cost to install, replace it. On a budget combi boiler installed for around £1,800, that's a £900 threshold.
That sounds high, but it's actually conservative. A new boiler will also be significantly more efficient than an ageing unit - potentially cutting 15–25% off your gas bill if your current boiler is G-rated.

What new boiler will actually cost you
People often put off replacing a boiler because they assume it'll cost thousands. For a straight combi boiler swap in the same location, you're typically looking at £1,500–£2,500 fitted, including a new flue if needed.
The cost goes up if you're changing boiler type (combi to system, or moving the boiler), or if your pipework needs updating. A power flush - which is often recommended for systems over 10 years old - adds around £300–£500 but is worth it; sludge in old radiators will wreck a new boiler over time.

Energy savings: how much do you actually save?
The Energy Saving Trustestimates that replacing an old G-rated boiler with a new A-rated condensing boiler can save £100–£350 per year on energy bills. The actual figure depends on the size of your home, current usage, and what energy tariff you're on.
A realistic payback period for a £2,000 boiler replacement, accounting for energy savings alone, is 6–15 years. On that basis, replacing a boiler purely for energy savings doesn't always stack up - but if you're spending £300+ per year on repairs anyway, the maths shifts significantly.

Could you qualify for a free boiler?
The government's ECO4 schemeprovides free or subsidised boilers to households on qualifying benefits (Universal Credit, Pension Credit, child tax credits, and others). If you're not sure whether you qualify, it's worth checking - the grant can cover the full cost of a new boiler installed.
There's also the Boiler Upgrade Scheme, which offers £7,500 towards a heat pump instead of a gas boiler. Worth considering if you're thinking longer term - heat pumps have lower running costs but higher installation costs.
Before you get quotes
A few things worth knowing before you call anyone:
- Only Gas Safe registered engineers can legally work on gas boilers. Check the Gas Safe Register at gassaferegister.co.uk before booking anyone.
- Get at least three quotes. Boiler installation prices vary significantly between engineers - I've seen identical jobs quoted at £1,600 and £2,800.
- Ask whether the installation includes a magnetic filter and power flush. These are often omitted from low quotes.
